Modern Substantial Remodel and Vertical Addition

Substrate was the Structural Engineer of Record for this modern substantial remodel and vertical addition to a long and narrow building on 132 California Avenue.

Structural steel was to account for long cantilevers, but also to alleviate a soft-story condition on the first level which also serves as a garage. In addition, an extra story was added to the existing 3-story structural building.

Value Added to the Client

Structural Steel was added at the garage level to alleviate a soft-story condition. This project involved two-story stacked Hardy Panels that were directly welded onto the steel beam at the garage. Since the project was long and narrow, special detailing was required to resolve heavy chord forces. A 4th story addition was added using combined systems. Finally several terraced site wood lagging walls were built to utilize the remaining lot.
